Canyon Ranch Austin to open October 15 with 141 rooms, 134 home sites and VICI financing
Canyon Ranch opens its Lake Travis resort on October 15, 2026, with a 40,000-square-foot spa, 141 rooms and 134 home sites on more than 600 acres.

Canyon Ranch Austin is scheduled to open on October 15, 2026, on more than 600 acres in Spicewood, Texas, overlooking Lake Travis in the Hill Country. The property pairs a 141-room resort with a 40,000-square-foot spa and a residential collection of 134 home sites. Canyon Ranch opened its first property in Tucson in 1979, and Lake Flato, a Texas architecture firm, designed the Austin site, according to Resident.
The project is also a financing story. VICI Properties, a real estate investment trust, provided development financing for the resort in 2022 and holds rights that could make it the owner of the real estate. The sources reviewed do not disclose the total cost or any operating results for the property.
What opens on the Lake Travis site
Canyon Ranch opened reservations on June 16, 2026, according to a notice posted by the Austin Chamber of Commerce. Guests can book through the company’s website or by phone.
The spa covers 40,000 square feet and has 37 treatment rooms. The company describes it as the largest spa in Texas. The campus also includes a 27,000-square-foot fitness facility and a 12,000-square-foot medical center. The chamber’s summary puts the property at about 1.5 miles of Lake Travis waterfront and five miles of ranch trails.
The fitness building is called the Barn and includes a gym, studios and an outdoor turf field. Resident reports that the medical center has two on-site physicians and dozens of clinicians and nurses, and describes its medical services as part of an integrative wellness approach.
Programming is organized around brain health, sleep, preventive medicine, metabolic health, mental and spiritual wellness, and human performance, according to the chamber notice. Resident also describes a Women’s Wellness Collective for women at every stage of life.
Dining is organized around Estella, the anchor restaurant led by culinary director Val M. Cantú. It is one of four food and beverage options on the property.
Outdoor amenities include tennis, pickleball and padel courts, two outdoor pools, an equestrian program, a wildflower workshop and a garden.
The lease structure in the filing
VICI’s fiscal 2022 annual report says it holds a call right to buy the Austin real estate for up to 24 months after the property stabilizes. Exercising the right would settle the loan through a sale-leaseback.
Resort rooms and home sites under one brand
The property has two parts. The resort offers 141 rooms. The Ranch Home Collection offers 134 home sites, and owners receive exclusive access to the resort and its wellness programs, according to Resident, a luxury-news publication.
The chamber’s June 16, 2026 notice says new homes were then under construction and adds that homeowners get an on-site concierge wellness program. Neither source gives home prices or membership fees.
The resort is part of a wider expansion plan. In July 2023, Canyon Ranch announced an additional $150 million investment from VICI Properties to fund destination resorts and membership-based Wellness Clubs, in major urban markets. Texas was named the first market to receive both a resort and a Wellness Club. The $150 million figure appears in the headline of the Hospitality Net article, which does not restate it in the body.
The 2023 announcement also named two membership-based Wellness Clubs in development, in Fort Worth and Houston. They would offer fitness and spa facilities, lounges, coworking spaces, lectures and events. The announcement gave planned openings for fall 2023 in Fort Worth and summer 2024 in Houston. The pages reviewed do not confirm whether those dates were met.
The 2023 announcement listed existing Canyon Ranch locations in Tucson, Lenox, Woodside and Las Vegas. The chamber notice says the Tucson resort received Three Keys from the Michelin Guide in 2025 and was named the number-one wellness resort in the Americas, and that the Lenox property received Two Keys. Resident reports the Tucson recognition, but does not mention the Lenox award.
How VICI Properties financed the build
VICI Properties, listed on the New York Stock Exchange as VICI, first invested in the Austin project in October 2022 by committing development financing. The July 2023 announcement, reported by Hospitality Net, said construction had begun and that the resort was then scheduled to open in 2025.
VICI’s annual report for fiscal 2022 names a loan called the Canyon Ranch Austin Loan, dated October 7, 2022. The filing says VICI has a call right to buy the real estate for up to 24 months after the property stabilizes, and that exercising it would settle the loan through a sale-leaseback. The pages reviewed do not state the loan amount.
The filing also describes Canyon Ranch as a strategic lending partner. It says some of these financing arrangements may allow VICI to convert its investment into ownership of the underlying real estate.
The annual report describes VICI’s portfolio as strategic loans to experiential operators, and names Canyon Ranch alongside Great Wolf and Cabot. A separate risk factor says VICI may not be able to buy properties under these agreements if it cannot obtain additional financing.
The filing ties the call right to stabilization, a point in the property’s operation. The sources do not define when stabilization is expected or how it is measured.
The pages reviewed contain no occupancy, room-rate, membership or revenue figures for Canyon Ranch Austin.
How the lease would divide ownership and operation
If the call right is exercised, the filing says Canyon Ranch would lease the property back under a triple-net lease with an initial 25-year term and eight five-year renewal options. In a triple-net lease, the tenant carries the property’s operating costs.
VICI also holds a right of first offer on future financing for Canyon Ranch and its affiliates, including the Austin, Tucson and Lenox properties. That right runs until five years after the Austin lease begins or until VICI is no longer the landlord, whichever comes first. A separate purchase option covers only the Tucson and Lenox properties, subject to conditions, and is not tied to Austin.
Chairman John Goff said the partnership could accelerate growth in an ‘asset light’ way.
The filing’s general description of its leases says initial terms range from 15 to 30 years, with renewal options extending them. Annual base rent increases range from 1% in earlier years to the greater of 2% or CPI in later years, and some leases cap the CPI increase. These are portfolio-wide terms, not figures for Canyon Ranch.
What the opening does and does not show about demand
The pages reviewed contain no occupancy, room-rate, membership or revenue figures for Canyon Ranch Austin. The opening itself therefore does not show how much luxury wellness travel the site will attract.
The timeline has moved. The 2023 announcement projected a 2025 opening, and the company now gives October 15, 2026. The pages reviewed do not explain the change.
The available demand signals are company milestones: reservations opened in June 2026, and home sites are offered with resort access. Neither is independent sales data. Judging demand will require occupancy figures, membership terms and home-sale results, which the sources reviewed do not supply.
Resident gives CanyonRanch.com/Austin and a phone line, (866) 494-9279, for reservations. Those channels show how guests can book, not how many have.
